PRELIMINARY PLAN SUBMITTAL
Three (3) sets of preliminary plans must be submitted to the Architectural Control Committee for approval prior to preparation of final drawings. 1) Preliminary Site Plan (Scale 1” = 10’)
a. Building location & lot setbacks (side yard setback 25’ min.)b. Location & height of proposed retaining walls & fences c. Location & size of driveways & guest parking areas (3 – guest parking spaces required) d. Location & type of exterior lighting e. Septic system location d. Grading plan g. Site line diagram (show on site plan) 1. Indicate a line, projected at 45 degrees from the rear
corner of adjacent houses to intersect property lines, and to continue across applicant’s lot. Structures and tall planting not allowed beyond this line, so as to prevent obstruction of neighbors view.NOTE: COMMITTEE ARCHITECT WILL PLOT THE SITE LINE ON THE SUBMITTED SITE PLAN DURING REVIEW OF THE PLAN. 2) Preliminary floor plans (Scale ¼” = 1’) a. Indicate square footage
3) Preliminary exterior elevations (Scale ¼” = 1’); four sides a. Show retaining wall & fences
b. Indicate fence materials & heights c. Indicate wall & roof material 4) Preliminary cross section thru building & site a. Show building height relative to grade (Max. height = 30’)
b. Indicate cut & fill, retaining walls, pools, embankments, etc. c. Show proposed foundation system d. Embankment height should not exceed 6’ 5) COUNTY APPROVED ENGINEERED SEPTIC SYSTEM DESIGN MUST BE SUBMITTED AT THIS TIME
